Squatters and the homeowners getting arrested trying to remove them from their property

I guess I don't understand... would not a firearm, and the phrase "get out" solve the problem? OK ok, so the bums call the cops on you after they run out the door. Cops show up, "I'm sorry officer I have no clue who these fentanyl people are. They were standing in our yard when we returned from vacation. They seem crazy."
I assume these people move in with thier shit.

The people come home from vacation and see a 1997 honda acord in the driveway and thier lights on and call the cops. Cops come, knock on the door, and the squaters answer playing dumb. They already have the fake lease they are able to "find real quick" and play it off like the people are trying to illegally evict them.

They post instructional videos on tik tok how to break into a lock box, falsify a lease agreement, call and put the electric in your name but never pay. I'll try and find the actual video later.
 
I would think I may accidentally run my truck by pressing the gas accidentally instead of the brake through the side of the house. Accidents happen and that is why I have insurance. Then I have access to my house to repair.

I guess I'm thinking that we come home from vacation, there's a strange car and lights on, I'm getting dropped off by the family who's going to a safe distance and I'm going in the house with muzzle pointed at people. And if the locks have been changed I'm going in through a window.

This kind of thing doesn't happen here, so it's not something I've had to consider.

A few states have a 30 day rule. If the squatters are there for 30 days or more then they are defacto tenants. So take shorter vacations or get someone to check on your property if its going to be longer.

I bet my neighbors would handle the squatters before we even got back from vacation. One of them really wants to kill a criminal before she dies.
My neighbor is a good enough guy I would do that for him, the one on the other side is a stuckup Karen whose own MIL thinks she is too much of a Cee U Next Tuesday to even have married her son. :lmao:

after the Covid shutdown and our POS Governor giving all the power to the renters, I sold my units and got out of the business

remember when it comes to renters you have to play by the rules, but sometimes the rules go both ways
I know of land lords that are know for:
Taking the doors off for maintenance in the dead of winter
or just moving in with you:grinpimp:

How do dead trespassers prove they were there for 30 days? Hell, even live ones.

The forged documents angle seems hard to prove, to me anyway. A renters agreement is going to have a signature of both parties, no? Say they convincingly forge the owners signature. They put on there signed date and move in date 30+ days prior to event. Since this mostly happens in cities and neighborhoods, I would think a knock on a couple neighbors door should be able to confirm "Those people just showed up the other day. Jim Bob was here just a week or so ago and certainly a month ago." And if you're answer is "not everyone pays attention", you and your neighbors suck as neighbors.
I don't know exactly when everyone around me is or isn't there, but I sure recognize went X or Y vehicle hasn't been in the drive next door, across the road, a couple houses down, and if I haven't seen the usual activity coming and going. But I'm also the type of neighbor that the only complaint is having truck(s) in my yard or maybe my dog barks (from inside the fence) as you're walking your dog by. And if I'm out for a walk, I wave to any I come across. I see their face, they see mine.

The other one, after a few months, had a couple of his friends from a famous motorcycle club with the initials "H A" stop by and tell them they had a week to leave. A patched guy rode by and gave a couple extra revs once or twice a day. The people left.

This happens mainly with vacant properties. The ones related to extended vacations are harder to do unless its a neighborhood with little neighbor to neighbor contact/interaction. But vacant properties its easier because not everyone still talks regularly to their old neighbors after they move out.

Makes sense thinking about it for vacation homes.

Curious about the legal standing of who pays the utility bills once shit bags are finally out. If the utility companies sign them over, clearly the squatters aren't going to pay, I'd imagine they would try to get the home owner to pay. That would get a calm and collected "The fuck I am."

That's good, but then those guys in the loud bikes are going to want something in return.
 
Damn it really is a shame that those squatters left the stove on, but not lit... Hopefully insurance will cover the damages...
When covid came about, our gay ass governor put a moritorium on evictions. we had tenants in one of the rentals stop paying rent for 13 months and there was nothing we could do about it. they finally gutted the place with fire, and then had the audacity to mandate we put them up on another house, that didnt happen. luckily we had good insurance that picked up the rent payments from the date of the fire until it was rebuilt and re-rented.

That won't happen because the cops will happily help out the dirtbag politicans and even if a beat cop does decide he's all for equality under the law the DA won't prosecute.

I had this happen to me. Cost me nearly 60k in lost rent and damages over 2 years trying to get the squatters out. I was awarded a judgement to collect my losses from them, but they had no assets to send to auction and a long line of people waiting ahead of me to collect what was owed to them as well.

I never got a dime.
 
Moral of the story, check on your vacant property every 1-2 weeks or have a friend, neighbor, or property manager check on it for you.

My dad's house two hours away was empty for a few months while we cleaned it out and settled the estate. My brother or I were there a couple times a week, my cousin lives nearby and would stop and check the house out on his way home from work, and my aunt was in and out helping us clean whether we were in town or not. House was in a good neighborhood and the neighbors were keeping an eye on things too. I did have a couple sketchy looking people stop and offer to cut the grass while I was there doing the yard work, but we got rid of them pretty fast. I figured if I kept up on the yard work it wouldn't look vacant and my neighbors didn't need to look at the overgrown yard anyways.

So, what if you "evicted them" and when the Commie Cops show up, you have YOUR squatters already in the house that actually have a back dated lease that is actually signed by you. Cops Can't evict "your squatters", correct?, since they have an actual legit lease?
