School me on: Buying a multi-family home/building

Grew up chasing and beating up fleeing tenants who owed us $.

Best advice I’ve seen is in the lease write that you check the fire/alarm monoxide alarms your self monthly on x day. Or you change the air filters or something that gets you in. You want to walk in each unit monthly with the tenants knowing your coming in every room, once a month.

If we did that we would have saved tens in thousands of damages.
 
And, the day before renters move in or during your final walk through before closing on it, buy an old fashion news paper. Walk in every room and take a picture of it with the newspaper in the picture. It will be your evidence of the condition of each room on a specific day. So new damages can’t be claimed by a tenant that they were existing.
 
All the same principle, you need to know the condition of your property. They can walk away, you cant

Or you could not be a boomer and embrace 21st century technology and just do a video walk through with your phone where you announce the date at the beginning, and not involve print media… :flipoff2:
