I just bought a house with a Jacuzzi and what kind of maintenance do I have to do to this thing? I had it inspected as part of the home inspection, and it's fine. Is there anything I need to do daily to it? Weekly? Monthly? Dos and dont's? Total hot tub newb here.

Find out what type of chemicals the PO used and stick with that unless it causes adverse skin conditions.
Test it every few days unless you use it everyday then test everyday. Not much to them as far as maintenance. I had a rule with mine, no clothes! My reasoning was there is residual detergent in your clothes and it will mess with the chemical balance. Not to mention dirt and thread.

Thanks, any recommendations on a test kit? I also heard the no clothes part.

Also rinsing (no soap) off in a hot shower before you get in will help keep it cleaner.

In ground or fiberglass above ground?

Never heard about rinsing off beforehand or no clothes. Been running our fiberglass Sundance for over a decade now, new filter once or twice a year. Been using soft soak products. We also fill ours with water from the water softener. Don’t have any issues with it, and the UV sterilizer hasn’t worked in who knows how long.

Above ground fiberglass in its own covered area. That was my next question, if I have to drain and fill do I just use water out of the hose? No water softener here so I assume it's "soft" water to begin with.

Go get a TDS test done on your tap water (I’m sure you can buy the tester for about $20 on amazon or from your local saltwater fish store), an rv filter might be useful to fill it up with. I don’t know how well they work or how many gallons they’re good for, but I’m sure it would help. I’d do my best to start off with good water, no chlorine, the less dissolved solids the better.

We tested our tap here before the softener was installed and on occasion the tap had almost as much chlorine as the pool. Our city gets a little carried away with it sometimes.

Nice! I'm a sundance dealer.

Can't beat a sundance:smokin:

This is relevent to my interests.

The property I'm buying is coming with two of these round Cove hot tubs. One of them never used.

on a side note, WOW to those pavers.

You can see some pattern on it but it generally looks like natural stone randomly placed.

I love it!

I agree with crispins...

very nice looking.

Also about to pick up a tub from a buddy.

It's older and bigger but it's free.

Gonna build a deck off of the master bath with a privacy fence around it.

I never plan on wearing clothes in it:laughing:

I want to say close up they look like they were done with one of those plastic concrete paver form things.

Like this, only better.

Bromine,... two tabs at all times and change water often. I bleach, recirculate then drain every change. Nothing else. No other chems. I have had two hot tubs (30 years total now) The only other thing I can tell you is Titanium heating element is the way to go.

EDIT: Well water changes everything.

Balance you total alkalinity and calcium once a month to prevent your heater element from going to shit along with the pump shaft seal and all the jet face gaskets

Water needs to be changed every 4-6 months regardless of use. A spa is a petri dish for bacteria.

Pick a sanitizer (chlorine, bromine, silver oxide) but I would highly recommend staying away from a peroxide based system (baqua spa or soft soak).

Get yourself a taylor drop kit. A k2000c will test everything you need and is significantly more accurate than any dip strip test

Well, well, well. That was going to be my next question.

Can't imagine that you'd want to change the water that often with a well, simply to not put that much strain on the well and pump.

Are there any "low maintenance" chemical systems for these things?

I should say "water quality" changes everything. Iron, hardness and so on. Changing the water has nothing to do with well water or any source of the available "fresh" water you use. As for low maint. chem systems... I just stated it. Just keep bromine going and change water frequently. Fuck chemicals.

Like ADD I'm a pool guy. I don't service any hot tubs, but have always had one at my house for the last 8 years.

My recommendations are to drain it now. Start with fresh water. Its easier to Keep balanced. I drain my 350 gallon spa probably every 3 months, and I'm the only one who uses it. Im in it at least twice a day. Fresh water is pretty stable. For a couple months after draining its easy to maintain. I use a small bromine floater with 6 or so 1" tabs in it. And I use Renew (non chlorine based shock) about every third day. Eventually the pH starts to drop so I use a little Arm and Hammer baking soda to raise it. After a few months after refilling the pH starts to bounce around, a lot, and/or the water starts lookin a little funky. Instead of throwing lots of expensive chemicals in it, I just drain it, wipe it down with a little dawn dish soap and water. Refill. Repeat.

I was wrong, my dad got it 1999 .

Bought it used from the neighbor about 6 months after they installed for a very good deal.

The only big issues it has had is the UV sterilizer has never worked worth a crap, bulbs just keep goin out.

I think we had to rebuild a pump at one point, and one of the jet selection valves handles has snapped off from the valve getting stuck. There are also 2 air injection valves that we have never figured out what they go to.

I am moving this weekend, and the Spa is staying as part of the sale. Id be willing to make the drive for an Irate hookup on another used unit. :grinpimp:

Ill measure the pad space and get back to you!

The optima we have now would in now way fit where Id like to park one at the new place, but I can always pour more concrete somewhere else.
