Homestead exemption and property tax

So last year I bought a piece of vacant land. The property tax was $300. This year it was reacessed and the tax went to $1300. WTF. The tax didn’t go up, the value of my property did. I called and asked if it was because I put a power poll, well and dock up. She said “those haven't been accounted for, yet”.
Then she said it went up because of recent sales in that area. I asked her what all sales they were talking about. After a few minutes, she says “I guess it was your sale that made everybody’s value go up.” I said “what if I’m a dumb ass and paid way too much”? She said “it’s still accessed less than what you paid”. “ I doubt you would sell it for that.”

Have any of you had your property tax quadruple in one year? I’ve owned all kinds of property and I’ve never had it double.

Anyways, my wife and I were discussing this and we came up with an idea. What if we say we are estranged and She lives there and I live in our house? Can she claim homestead exemption while I claim it here? It doesn’t matter if they caught us here in bed, we could be “working on our marriage.” Would we have to be legally separated? Is there a downside to that?

Of course, we don’t have a house down there, but we should soon have yacht on the dock. Can you claim homestead on a yacht?
 
Yes, I have had similar happen. Normally you can file with the assessors office a complaint or revaluation.

My vacant land tripled, triple of what I paid for it so it wasn't my purchase. My TX house tripled because of what I paid for it. That one stung as I had a significant deficit from 1st year to make up for. CA house dropped for a bit during 2008/9 crash. So many requests that the county did an automatic adjustment down, it then returned later on.

Vacant land dropped this year, assessment stayed the same but taxes lowered
 
Yes... Comps are a bitch. GO find better comps and protest.

The whole system of paying taxes on an unrealized gain is full on unethical, but how many of your state representatives have you contacted and how often???

I don't think the accessor gives a flying fuck if you're estranged or not. Are you Divorced? Because if y'all are married, you get one homestead exemption.

Mine more than tripled after I built my shop. Thankfully, I live in the middle of bumfvck, SC so I went to the tax assessor's office and raised holy hell with the assessor. He called my wife the next day and said he thought about our situation all night and figured out a way to cut our taxes by half. He moved the property my shop sits on over to the homestead exemption and bc I have 3 electrical meters, I was being charged 3 levies for trash/recycling service. He removed two of them and said that if we saw them on our bill ever again to simply call the office and have them removed. I think if we lived anywhere else they would have told us tough shit. It pays to only have 4 stop lights in your entire county...
 
Need to start tar and feathering the tax people again.
We need to demand them move away from projecting a value on a citizens property that is projected.

If you are just hell bent on taxing property annually, it should be based off something tangible to that specific property, such as the initial purchase price you were willing to actually pay.

The problem isn't the tax people, the problem is the system is broken.

You've owned a lot of land, and you don't know what a comp is?

COMPARABLE. Comparable property. The same way your appraiser comes up with a value for a loan.

They claim it on the raw property, not the RV. Same with the boat. You don't pay property tax on a boat. You pay taxes in the form of registration and such, but it isn't taxed as dirt.

You pay taxes on the dock, YES, and they figure that into the projected value of the land.
 
Happens all the time.
The property is valued a xxx dollars say 150.00 by the town.
Owner puts it up for sale....you come by and buy it for 150,000.00.
Town says now properly is valued at 150,000.00 cause that is what you paid for it.
So now the taxes will go up to meet new value.
Congratulations you just got fuck by the government.

Yep. My property tax more than doubled this year and many more than tripled. Why? According to the property accessor its because of what homes have been selling for in our county. So it's my fought that some out of state dumbasses paid way over value for property?

So if some dumbass were to pay a million for my property, somehow thats what the value of my property becomes?

Didn't they charge Trump with that bullshit?
 
Happened in Colorado while we lived there. Everyone's property values doubled without notice.

Same here in Missouri. Moved back here and was blown away that I needed to pay just under $900 for my dad's place. Neighbors told me that property values doubled.

I’m not try to reduce tax on the boat. The question is can the boat make the property a homestead?
 
Sad part is... you have school bond election TODAY and it will pass.
People don't care that you are being taxed out of your home, They want their kid to have a 40,000,000 dollar stadium that maybe 1/2 the students will ever walk on the field except on maybe graduation day.

I see post DAILY in my community on people wanting the city to build a rec center for old people.. The idea that this comes from taxes .. even when you show them... they don't care.

This is why you need to park an old tractor on the land. I'm paying you $5,000 for the land and $40,000 for that non-running Ford 9N.

So you paid X for it and they've assessed it for less than that and you're confused as to why? If you paid that much for it, it's clearly worth that much and that's what it will be assessed at. What part of the confuses you?
 
Just because someone pays X amount for something doesn't mean that's what it's worth.
That's kinda the definition....

Something is worth what you can sell it for. If it was on the market, and someone accepted your price, you set market value.

You ever been at an auction and heard the auctioneer use the line "we are setting market value, here, today"? it's because they are.

Thats not how property assessment is supposed to work. Just because your neighbor prices their house for 2x's what its worth and a dumbass from out of state buys, somehow your property is now worth 2xs and taxed accordingly?
