Question for those that have knowledge on the subject.
I put a pressure gauge on my house because i had a water heater and multiple toilets fail in a short time span.

Constant pressure was 65ish and fluctuated during the day 40s in morning for a bit, then 65ish. Overnight had spike over 105psi!

I went and bought a new PRV and installed it. Same pressure results overnight... thoughts? Maybe it a very momentary spike and of no concern? Or maybe house is gonna flood while I am at work?

Oh, and a basic simple off the shelf water pressure valve won’t let it go over whatever you set it at. It’s a one beer installation time.

That is my question. I bought a new made in USA watts PRV that states 25-75 psi range. Set it to 60psi and still have spikes over 100. I installed it on the main feed line to my house right after the shutoff valve.

Oh. Call your water company, that’s odd or it’s a problem I don’t understand.
 
I had a plumber install one on my main back in 2009. My pipes used to "hammer" when you were throttling the valves.

It was worth it to me to have a pro do it so I didn't fuck anything up. At the time I was a brand new home owner and was worried about fucking stuff up.

Haven't had a problem since.
 
Thats weird that it spikes after a new valve...it shouldnt let it get higher than set PSI...
Had some bad water hammer 4-5 years ago, put a guage on and had 120psi at my hose bib :barf:
Swapped relgulatior out and been fine since.
 
still have spikes over 100.

Maybe momentary "bullshit" spikes due to water hammer?
I'm thinking that there is a high water usage somewhere during the day and it slowed or stops at night. The water company has to compensate for the high low usage, but has their timing off a little bit.

OP.... How old was your expansion tank? MIne are 16+ years old, but my pressure is only 40psi. (would love to see 50psi). House is plumbed with PEX and has some really long runs. Might not even notice a flat expansion tank. :smokin::smokin::smokin::smokin:

You found the causation of your issue, did the spike to 100 psi stay away?

I had some water issues, my neighborhood had some issues, all the houses were polybutelene pipes, the houses would leak, every week or so your see a neighbor digging up their supply line for a patch or replacement

I got a pressure valve and saw similar numbers, sometimes it'd be 40, sometimes it'd be 105

I think it was my plumber explained it like this, the water company doesn't want to hear anybody bitch about low water pressure when they all take their 6am and 8pm showers, so they crank it the fuck up, and now it's 105psi at midnight:laughing:

I installed pressure regulators at the meter on my house and my neighbors and set them late at night when the pressure was the highest

Is the surge tank mounted on top of the water heater? If so, it may be heating up at night increasing line pressure in the house as no one is using water regularly to bleed of the excess pressure.

Yes, so far gauge shows 64 psi max since i installed the new expansion tank.

why would a city water system have an expansion tank?
makes no sense, that's what the water tower down the road does
