TL;DR: Bought my house 6 years ago and it was given a face lift before selling. 2 car garage floor was painted, but shitty paint and prep led it to most of up peeling/bubbling up and I don't know what to do with it.

It looked good for about 2 months, and then even the paint would begin to peel off from the "hot" car tire. So now it looks like ass because honestly just a bare floor would look better. I park my truck in the garage and the other side I work on my bikes. I don't run a shop out of my garage, but I sure as hell use it. All fluids get spilled occasionally (brake, engine oil, coolant, etc) so it has to be tough to some degree. Epoxy route looks nice, and I know prep is key and would just hire it out because it would have to be grinded and such. Or is there a clear coating option? Honestly I just don't know what the best route is that would made it look decent. I just can't stand the half peeled up floor, it looks so shitty.

My main concern is using jack stands (could make rubber feet for them and/or use thin plywood) and how I keep the garage floor clean over time.
 
I vote epoxy w/ chips, or the blood of your enemies :laughing:

Porch & floor paint, as you've seen, ain't a solution.

Sand, acid etch, epoxy. Don't cheap out or it will peel also. If it says you need 8 gallons, you'd better use all 8 or it'll be to thin.

Just a side note, you'll need to leave the doors and windows open for about a month before the fumes subside.

I used a clear product called Ghostshield 8510 maybe 8 years ago on my then new (but cured) garage floor to try and keep oil spills from staining. Still works, but you really can't tell the concrete is coated in anything visually.

I looked at all the options when I was putting my garage together years ago, epoxy, race deck, tiling, you name it....NONE of them will hold up to shop use, they will chip or scratch or melt or dent or whatever else. Bare smooth concrete is the only durable option.
 
I diamond ground and did a 3 coat epoxy with heavy flame from legacy industrial 12 years ago. It has seen a fair amount of fabrication welding plasma grinding and just general mechanic use. The only complaint I have is that the sun has started to turn the clear coat and make it flake near the doors. Otherwise there hasn’t been much to tear it up. Dropping large hunks of steel will chip it but concrete comes out with it. It has been very easy to clean and has had gallons of gas oil and brake clean spilled on it with no issue. Would I do it again? Probably but I might also consider a stain with a few layers of MMA clear and some anti skid.
