Deck over Flat roof

We have this screen porch and portion of the deck that is built over the garage. All kinds of shitty things done here and I am trying to figure out the best option to unfuck it.

The previous owner added these shitty vinyl screen porch windows that constantly fall out and are a general pain in the ass so we just always left them open. Started getting a leak into the garage and I thought it was from always leaving the windows open. After digging into it appears the leak is coming from around the posts.

I plan to take out the screens and shity windows and install actual windows. Frame up a shot 6" to 8" wall on the bottom and the regular siding on the outside so the screen porch is completely watertight. Just like all the other walls on the house. I had a roofer come out to look at it and they plan to flash up the wall and tie that into the rubber roof. That should help a bunch.

Trying to figure out what to do with the rest of the deck that will be exposed to the weather. The roof as little to no slope and the sleepers are only about 1.5" tall. Can't raise the deck up any higher or it will be higher than the door threshold. Anyone have any good ideas on what to do with this deck? Would like to fix this once and do it right.

I'm out. That looks like a nightmare. I'd rip that shit out and do it right.
Yeah the plan is to rip it out. I'm just stuck on how to do this deck portion so it doesn't leak again.

I'm thinking about using the porch flooring that is in the screen room for the deck here. It's tongue and groove and would keep most of the water off the rubber roof. For the porch flooring to drain it should be run the same direction as the sleepers which doesn't work.
 
I didn't use this company, But I used this exact type of system. These guy's only have the 3 colors, I wanted wood grain. The system installs really easy and works great . Its an option. I'll put up a pic of mine later.

Edit: you need at least 1/8" per foot slope for this.

This looks interesting. Did you purchase and install yourself or do they install it?

Is there any type of rubber roofing or anything under it? Does it have any slope to it?

Yes. Just order it and install it over your water proofed roof . They will send them to you with 2 extra inches so you can cut it perfectly straight. Then trim it with their special matching trim. Also needs to over hang your gutter. I didn't use a gutter but you'll need one.

It was a tiled deck with a membrane prior to this. I hated the grout. So I pulled all that shit out. I used a liquid membrane and a synthetic roofing underlay, with no staples. Then you link them and screw down the length of it. Keep going until you're done.

They give you big ass hex head roofing screws for the trim, but I didn't appreciate the holes it would make so I used stainless counter sinks. Looks much better.

Looks great. Where did you find the woodgrain? I'm not seeing that.

Mine will have to be installed perpendicular to the slope. Wonder if it will work in that direction.

Nope :laughing: it has to be sloped to drain water. You can't run them like that. I believe trex ( or the like) makes a plastic composite version as well.

I sent for samples and scratch tested the coatings. The print ones were superior .
 
Look into a pedestal system and get rid of the sleepers. Ipe or porcelain pavers would be the lowest buildup. Bison should have everything you need
 
I have tapered insulation with EPDM and tile on a pedestal system. Zero leaks. Overall, I'd give it a A+ for looks and B total. There is a slight give to the tile when you walk on it. Best part is that is lasts forever.
Pictures are during construction and completed. I did the install myself of the tile and the glass guardrail.

That looks great. How is the railing attached? I can't picture how to do the railing with the pedestals and still have it drain.
 
I made 1' long 1" tall spacers to go under the glass rail. You can see them from the outside, but they aren't too noticeable.

So the railing is attached to the fascia board with the spacers?

This is just a small portion of our deck. The rest of the deck is typical deck construction and it all has aluminum surface mount railings. Would be great to be able to re-use the railings I already have that match everything else. I'm thinking there isn't a way to use a surface mount railing with the pedestal system though.
