Asphalt shingles or metal roof?

I have metal on my shop roof
not a leak in 20 years

but wind did get under the corner of the peak trim and bent it up one winter
 
Signed the contract today and put 50% down on a standing seam hidden fastener job. The final price difference was +29.4%, a small price for the peace of mind of never having to replace it again.:smokin:
INB4 you're up there in a month because it's leaking around the chimney flashing. :flipoff2:

Theres standing seam and then there is copper standing seam!!

That separates the men from the boys!!
 
Day 3 of installation is going on now (they were cut short yesterday by storms and had to wrap everything up).

I also found out it will be nearly $1k cheaper at renewal time for homeowner's insurance after replacing a 23 year old asphalt roof.
Good deal on installation and interesting info on the Homeowners Insurance too.

I am fighting insurance right now, or still, over a storm that came through May 20.

The roofers I had out were all against metal. No idea why and I have the same weather as you.

Either way getting pissed off and said a dozen times I will just do it myself.

Supposedly mine is 13 years old. Front have looks like 30 back half looks like 10.

Wind and hail damage. But they only found 68 shingles that need replaced.
 
I specifically asked the agent as it only makes sense that an old, standard roof would be more prone to failure or a claim for replacement than a new roof, and I was right.
Makes sense to me, plus the added benefit of metal being more fire resistant than shingle too.

Roofers were against it because they don't do them:laughing:

Not sure what roofers cost, but for a ~1500 sq ft roof seamless, 24 gauge, was about $7,600 in materials.

The roofing itself about $5200.

Shingles about 1/2 that
 
I keep getting run around between my roofer and insurance.

Thinking about doing a metal roof myself. Done them before, for years. On barns and machine sheds. Not sure how this is different.

Standing seam is a little different. But still not hard. Not as quick as shingles, but these days you can get snap lock panels that go down pretty quickly. If...your roof isn't all cut up.
 
Any updates?
The remaining ridge cap that was missing was delivered and installed, the yard cleaned up, and I cut him his check for the other half plus $100 for wood repair on the plywood up there that had been damaged from leaks in the failing shingles.

If I remember, I'll take some pictures this weekend of the work and post it.

Got to edit
this summer I went up to clean the tree crumbles off of the roof
There was a branch that has been up there since one of the wind storms, and it wasn't evidently going to come down on its own
I got up there and the thing was stuck in my roof for who knows how long
Like someone threw a lawn dart and it stuck, fell over and ripped a hole
No leaks inside, no evidence of water anywhere weird

pulled the branch, tar on the hole, and will see how this winter brings watching it
 
24 years in on a 50 year warranty for standing seam metal roof, still has the same brick red color we started with, no hail dents, and was told it would withstand 150mph wind. if the wind is higher than that, Im in a tornado and the whole house is toast. I get a 22% decrease on homeowners insurance as well. there are NO visible fasteners at all. it is screwed down with 6" screws that go thru insulation, plywood and roof trusses.
