I am building a house in Arizona. The fireplace will be one of the first things anyone sees, and it's a major feature of the house.

I'm getting quotes for Indoor/Outdoor fireplaces and the prices are way higher than I expected.

id say thats what it costs. fireplaces are highly specialized as they could burn down your house.

what size house are you building to have a see-through fireplace? what is the overall building budget?

if you are spending $700k then whats $30k on a central peice of your home?

i say go for it. Like Dave Ramsay always says, YOLO.
 
Does it come with a stripper pole and a contract for talent?

Those prices seem steep.
 
I’m assuming this is more for looks because if you want heat then a wood stove is what you want.

What I was hoping for, because of the varied jobs of people here, that someone would do this for a living and let me know if this is just what they cost.

It's a shopdominium type house. The residence area is 1860 sq ft, the garage is 2500 sq ft, and the front patio alone is 1200 sq ft (70x17). It has wrap around patios for the residence area. The great room is 25x35 with the fireplace between two 8x10 sliders that go out to the patio area. There is 8' between the sliders for the fireplace. The fireplace is really the main focal point of the main room and patio area of the house. Great room will have the kitchen at one end, and the fireplace at the other. The construction should cost around $400,000 and I have a budget of $500,000 because shit like crazy expensive fireplaces happens. It's not really for heat, but it should warm that main room up nicely. It will be nice out on the patio on cool nights. All the quotes are fully installed. He started out with one that only had a 24" opening at $16,000 and I found the price of just the fireplace insert at $12,000, so don't think I'm being taken advantage of. This is also the same company that does all of our insulation and fireplaces for spec house builds, and he has been making good money off of us for a while now, so I don't think it's because I'm coming from California. The fireplace is really cool looking

This is the 36", but if I'm going 25K, I might as well go 29K.

Maybe I got sticker shock and should have taken a moment before I posted, but it's a little late for that now. It was right after I got the quote for the HVAC system at $14,300 when I budgeted $8,000. When I get quotes for multiple systems, I tend to go for the most expensive one.

This house should be my last house, and it's what I have wanted for the last decade or so. It's on 47 acres of high desert with a beautiful view and BLM/State Trust Land on 2.5 sides.

I got a quote for a Finnish fireplace on the house in looking to have built and it was significantly more than that so I don't think it's so bad.

The house is already in the build process. The concrete, frame package and roof trusses have already been ordered. Frame and trusses are to be delivered on the 27th. The residence part of the concrete work is done, and they are pouring the rest this week. I have accepted quotes for everything but the HVAC and the fireplace. I got them both today, and it was just a little kick in the nuts. The concrete work turned out to be $11,000 less than planned, so I do have some wiggle room.

I got off the phone with the contractor. He says that's what they cost, and he knows it's a shit load of money. He said he would go with the 36" if it was his house but he is a little more conservative than me. I am now stuck on the size of the insert vs the available space.

The hearth will be a sit on or bench height, so the insert will be raised. The house is being built in a modern rustic look, if that makes any sense. Stained cabinets, 12" peeler posts for patio supports, the timber truss in the front will be stained, fake wood floors, etc.

The available space between the sliding doors is 8' (96") wide. The wall will be about 15' high at the center on the inside, 18' on the outside.
The visible part of the 36"x21"H door fireplace is 51"x46" = 22.5" per side before the slider
The visible part of the 44"x26"H door fireplace is 59"x50" = 18.5" per side before the slider

They both fit, but I think the 36" will fit the space better. I need to think about this for a bit.

How much is the fireplace hard parts? How much is the labor to lay up stone?
 
That includes all the stone work?

The fireplace is maybe half the cost.

I sell fireplaces but not that brand.

That’s a lot of money but depends on what all that includes.
 
Installed working fireplace, no stonework.

They initially quoted me $16,000 for a 24" fireplace by the same brand. Cost of the fireplace alone was $12,000. I didn't get the fireplace cost on these. They are very sturdy with lockable outer doors. The 36" is 1340 pounds, 44" is 1400.

The formal entry will be the gate 1,000' down the hill. Entry ways just take up space.

Terrible design choice, but carry on.

Pocket doors on a bathroom are an awful idea too, they'll warp from the heat and moisture on one side. Bath and linen closet doors interfering is something I'd change too. Concept is good. Execution needs some refinement.

I posted up the plans because I was being asked specific questions about the house. I don't need atta boys. I like it and that's really all that matters. I sure don't need someone's opinion about pocket doors warping from moisture in the fucking desert.

You can contact accucraft and get the price for the unit. That’s a 6-7k unit plus venting and labor. 29k is a lot for just the fireplace imho. But that’s San Diego. Might have fewer options there.

disregard his false statements on pocket doors in bathrooms. my current 20 yo house and my 1960s house proves otherwise. totally fine, saves space, etc. they're fine.

You posted it, you get an honest opinion. Pocket doors are garbage, especially in a bathroom, and not having an actual entry to a house is retarded. But, you like it, so build it. It's a squatted truck of a house though, could be awesome if you just didn't build it like that:laughing:
 
I called Acucraft. I'm being sent all the installation brochures and framing instructions. They send their fireplaces with everything needed to do the installation, and it's all stainless. The doors have a bar type latching mechanism so they are not the softest entry point into a house. Doors are 3/16" steel frames with tempered glass. They have a lifetime warranty.

The 36" is roughly $20,000 shipped with all the hardware and has a 14" flue.
The 44" is roughly $24,000 shipped with all the hardware and has a 16" flue.

The deal doesn't sound that bad anymore. Had a lengthy talk with the salesman. He knows his products. He asked me about the space I had to work with, the height of the ceiling, how it's going to be placed (floor or sitting hearth), etc. He recommends the 44". They make a 48" but he said its huge at 48"Wx41"H, and he doesn't think the side intakes will clear the space with the framing.

I'll probably go with the 44". Both are 35" deep boxes. I will also need to decide how to mount the fireplace with the flue on the inside or the outside of the framing/header.
 
Acucraft sent me some install pictures that almost match what I'm doing. I have more space between the sliders than this and the ceiling will be vaulted.

my only comment is, i wouldnt want it to be the double sided, atleast in the see through sense. id combine them but have the inside and outside fire place seperate for a lot of reasons. id only do a double sided pass through if it was all inside or all outside.

thats my opinion.
